Payment Plans
Homeowners are automatically entitled to a payment plan for delinquent assessments, provided they haven't broken a previous payment plan agreement in the past two years. All plans require a down payment and monthly installments.
2. Declarations (CC&Rs)
Rule Violations & Fees
If a homeowner violates a deed restriction, any costs or legal fees the HOA incurs to fix the issue or get them to comply will be charged directly back to that homeowner as a "Specific Assessment".
How Payments Are Applied
When you make a payment to the HOA, the money goes toward paying off any specific rule-violation fines/fees first, then special assessments, and finally regular annual assessments.
Voting & Meetings
Meeting quorums are set at 10% of the total eligible votes (in person or by proxy). Homeowners get 1 vote per lot owned.
3. Bylaws
Annual Meetings
Held every year on the third Thursday of June at 7:30 PM to elect directors and handle official business.
Changing the Rules
The Bylaws cannot be changed or repealed unless 51% of the total member votes approve the change at a meeting.
Resident Control
The association formally recognizes that development voting rights have transitioned, meaning the HOA is completely resident-controlled.
4. Architectural Guidelines
ACC Approval Required
Before making any changes, additions, or alterations to the exterior of a house or lot (like outbuildings, patio covers, painting, fences, or decks), homeowners must submit an application and get approval from the Architectural Control Committee (ACC).
Flag Displays
Homeowners are permitted to display the US flag, Texas flag, or a US military branch flag, subject to specific size, flagpole installation, and maintenance rules.
Rainwater Recovery Systems
Rainwater barrels and harvesting systems are allowed but must be properly screened from public view and cannot be installed on common property.
Religious Items
Residents can display certain religious items on their front door entryways, provided they don't contain graphics that are offensive or threaten public safety.
